ITEM 2.02 RESULTS OF OPERATIONS AND FINANCIAL CONDITION
On March 1, 2006, American Campus Communities, Inc. (the "Company") issued
a press release announcing earnings for the quarter and year ended December 31,
2005. The text of the press release is included as Exhibit 99.1 to this Current
Report.
The press release is furnished pursuant to Item 2.02 and shall not be
deemed "filed" for purposes of Section 18 of the Securities Exchange Act of 1934
(the "Exchange Act"), or subject to the liabilities of that Section. The

On March 1, 2006, the Company disclosed a supplemental analyst package in
connection with its earnings conference call for the quarter ended December 31,
2005, which took place on March 2, 2006. A copy of the supplemental analyst
package is attached hereto as Exhibit 99.2.
